This year, I searched, inspected and negotiated across more than 60 suburbs – from tightly held harbour enclaves to emerging pockets quietly gaining momentum. The sheer geographic spread reflects how diverse buyer briefs have become, and how tailored each search now needs to be. Some of our standout purchases – and the stories behind them – have been shared throughout the year on Instagram, offering a real-time look at how strategy, timing and negotiation come together in practice.

A Year of Building (Not Just Buying)
February marked the official launch of The Home Delivered Blog and Newsletter, which quickly became a cornerstone of how I communicate with clients and the wider property-interested audience. The intention was never to add more noise, but to deliver thoughtful, practical commentary – whether that’s planning reform, market shifts, or the suburb-level nuance that rarely makes the headlines.
Alongside this, we undertook a full website optimisation, refined our digital presence, and introduced Meta advertising to ensure our content reached people actively thinking about their next move – not just scrolling passively.
One of the most enjoyable additions this year has been Around the Block – a short-form suburb series that steps away from generic “median price” commentary and instead looks at why places feel the way they do. History, architecture, planning controls, lifestyle and scarcity all matter, and this segment allowed me to explore those layers suburb by suburb.
I also launched the Home Delivered Podcast, which has been a genuine privilege to record. I’m sincerely grateful to every guest who gave their time and insight – from industry leaders to specialists shaping how Sydney grows and changes. These conversations reinforced something I strongly believe – good property decisions sit at the intersection of planning, people and patience.

La Palma, Palm Beach was one of those. Set high above Pittwater with sweeping views towards Lion Island and Barrenjoey Headland, this Mediterranean-inspired home wasn’t just an amazing location – it was about securing a truly irreplaceable position for a client willing to wait for the right one.
Equally significant was the Wintergarden sub-penthouse in Rose Bay – a rare amalgamated apartment offering scale, elevation and long-term scarcity in one of Sydney’s most tightly held waterfront precincts. These are the opportunities that rarely trade, and even more rarely trade well. Despite them being different types of homes, the same principle still rings true – quality first, compromise last.
