Premium Chatswood Apartment Secured in Under 36 Hours

In a standout success story this month, I helped a returning client secure a tightly held apartment in the prestigious Era by Mirvac building at 7 Railway Street, Chatswood.

This marks the client’s second purchase with us in just 45 days – a clear vote of confidence in our ability to deliver speed, value, and strategy.

A premium three-bedroom apartment with a strong, proven track record of capital growth – having appreciated by over 130% in the past decade. Apartments in this building are rarely available and often highly contested at auction, making this an especially impressive acquisition.

 

Despite those challenges, I located the property and inspected it with the client on a Wednesday afternoon. By midnight Thursday, the deal was signed and sealed – under 36 hours from inspection to exchange.

Market Update: A Winter Slowdown, A Spring Opportunity

 

The past couple of months have seen a noticeable dip in property transactions across Sydney, particularly in the blue chip areas. It’s no surprise – mid-winter always brings a lull. Many buyers and sellers alike are focused elsewhere: enjoying the school holidays, escaping the cold, or spending a few weeks in Europe.

 

However, whilst the public market might appear quiet, this is actually when opportunity brews behind the scenes.

 

I am now gaining access to a wave of exclusive, off-market properties that are preparing for the Spring launch window – but not all of them will make it to open market. These sellers are open to pre-Spring offers, and I’me already speaking directly with agents about quietly transacting before listings go live.

Recent Purchase Highlight: Off-Market Bronte Opportunity

 

This past month, I secured a fantastic single-level home in Bronte – set on 455sqm, with strong renovation potential and room for long-term growth. While I can’t share the address for privacy reasons, the property was quietly offered to us as a deceased estate, pre-market. These types of sales come with their own set of challenges, as typically there are multiple beneficiaries, and in this instance there were two, debating sale price. Luckily the property reached me before it was listed on the open market for the usual pool of Spring buyers – hence the lack of marketing resources,  eg. images or a floorplan.

 

Following the transaction, I’ve had several local sales agents and industry contacts confirm: the price achieved was approximately 7 – 8% below current market value.

 

This is the power of strategic buying. In a rising market, finding and securing properties before the wider public sees them can be the difference between saving hundreds of thousands – or missing out entirely.
